Terms of Service

Welcome to HomeHeard ("we", "us"), operated by OPSAAS OÜ (registry code 16899735, Estonia). HomeHeard is a platform where people share their experiences of living in buildings and neighborhoods in the Netherlands. By creating an account or using homeheard.app, you agree to these terms.

1. What HomeHeard is

HomeHeard lets registered users publish reviews about buildings they have lived in, read reviews written by others, and see aggregated building scores. Address data is based on the Dutch BAG registry (Kadaster).

2. Reviews are user content — not our opinion

All reviews, ratings, pros/cons and other content submitted by users are the sole responsibility of the person who wrote them. Reviews reflect personal opinions and experiences of their authors. HomeHeard does not write, endorse, or verify the factual accuracy of reviews, and we accept no liability for their content. Building scores are mathematical aggregations of user ratings, not statements by HomeHeard.

We operate a notice-and-takedown process: if you believe a review is unlawful, defamatory, or violates these terms, report it using the "Report" option on the review or email info@homeheard.app. Our moderators review reports and may hide or remove content.

3. Your account

• You must provide accurate information and keep your credentials secure.
• One account per person; accounts are personal and non-transferable.
• You can choose to publish reviews anonymously in your profile settings — your identity is still stored with your account and may be disclosed where the law requires it.
• We may suspend or ban accounts that violate these terms.

4. Review rules

• Only review addresses you have genuinely lived at or have first-hand experience with.
• Describe your own concrete experience. Do not post accusations about identifiable people, personal data of others, hate speech, spam, or advertising.
• Reviews are published at the building level; apartment numbers are never shown.
• Reviews go through moderation and may be edited for privacy (e.g. removal of personal data) or removed.

5. Verification

You may optionally verify your residency by uploading a document. Documents are used solely to confirm the address relationship, are never published, and are deleted after the decision (see the Privacy Policy).

6. Our rights

We may moderate, reorder, aggregate, or remove content, and change or discontinue features. You grant us a non-exclusive, worldwide licence to host and display the content you submit on HomeHeard. You can delete your account at any time from your profile; published reviews may remain in anonymized form.

7. Disclaimers & liability

HomeHeard is provided "as is". We make no warranties about availability, accuracy, or fitness for a particular purpose. Do not base rental or purchase decisions solely on content found here. To the maximum extent permitted by law, our total liability for any claim related to the service is limited to €100.

8. Governing law

These terms are governed by Dutch law. Disputes are subject to the competent court in the Netherlands. If a provision is found invalid, the remainder stays in force. We may update these terms; material changes will be announced on the site.
